At H.E. Reinert Holdings Corporation, we know how difficult it can be to find a place of your own that suits your specific needs. New tenants are always welcome.

To make sure both our tenants and our properties are a good match for one another, we have a number of requirements and rules. You can review each type by looking through the following categories.

Tenancy Requirements

General Requirements

  • In order to protect the prospective tenant as well as the company, H. E. Reinert Holdings Corporation requires that rental applications be filled out in person with a member of our staff. 

  • H. E. Reinert Holdings Corporation will not ask a prospective tenant for deposits without an accompanying application.

  • Each applicant must fill out the rental application completely, including current and past addresses, landlord references, and income information.

  • Each applicant will provide H. E. Reinert Holdings Corporation with a written employment reference from their current employer, stating their position, length of employment, salary/rate of pay, hours worked per week, and the name and contact telephone number for their supervisor. 

  • Along with their application, the prospective tenant will provide H. E. Reinert Holdings Corporation with a rent deposit equal to one month’s rent, as well as a cheque for the first month’s rent dated for the first day of their rental period. If the beginning of the lease is less than 10 days from the date of the application, then the accompanying first and last month deposits must be in the form of a money order.

  • At the required buildings, a prospective tenant may not occupy the premises until the head office of H. E. Reinert Holdings Corporation has received written confirmation of tenant insurance reflecting the commencement date of the lease. All applications will be considered incomplete until a valid insurance policy has been submitted. 

  • All applicants will be subject to a credit history investigation. 

  • H. E. Reinert Holdings Corporation reserves the right to refuse any application due to any false or misleading statements made by

  • applicant(s). 

  • Providing false information is a criminal offence. 

  • If any of the above requirements are not met, all related applications will be considered incomplete.

Proof of Income

  • Each applicant must provide solid proof that they currently have income. 

  • Proof of income can come from a recent cheque stub or employment contract or form for office employment, or any other source of income.

Rent

  • All rent is due and payable in full on the first day of each and every month of the tenancy. No exceptions.

  • All rent to be paid by certified or personal cheque, money order, or Interac e-transfer to rentpayment@storm.ca

  • No cash accepted.

NSF Charges

  • There will be an administrative fee of $20.00 for any cheque returned for any reason from the tenant’s bank. All returned cheques must be replaced with a money order or certified cheque within two business days.

Occupancy

  • The leaseholder agrees not to allow the rental unit to be occupied by persons other than those who are listed on the Residential Rental Agreement and will advise the landlord if they intend to make any change to the occupants.

  • Unauthorized occupants will be subject to eviction proceedings.

Damage

  • The tenant(s) may be given a notice of termination of tenancy if the tenant or a guest of a tenant willfully or negligently causes undue damage to the rental suite or anywhere else on the property.

Keys

  • If a tenant loses or misplaces the common entrance key or fob, the tenant must pay a fee of $50.00 for a replacement to H. E. Reinert Holdings Corporation.

  • If a tenant loses or misplaces the suite key(s) or mailbox key(s), a fee of $10.00 for replacements will be paid to H. E. Reinert Holdings Corporation. 

  • Upon termination of tenancy, if all keys issued to the tenant are not returned to H. E. Reinert Holdings Corporation, a fee of $50.00 per fob and $10.00 per key will be charged to the account of the tenant.

  • H. E. Reinert Holdings Corporation issues building keys to leaseholders only.

Lockouts

  • Any resident who is locked out will be subject to a $40.00 fee payable in cash to the on-duty superintendent.

Parking

  • Parking fees are due and payable in full on the first day of each and every month of the lease agreement where the tenant has been assigned a parking stall or stalls. 

  • Only leaseholder vehicles are permitted to park on-site. 

  • Parking fees are not included in the base rent. 

  • Only one vehicle per parking spot is permitted. 

  • Vehicle maintenance is strictly prohibited on H. E. Reinert Holdings Corporation property. 

  • All vehicles parked on H. E. Reinert Holdings Corporation property will be in a good state of repair. No vehicle shall emit or leak any fluids onto any part of the property or parking areas. 

  • The tenant will be responsible for any damage to the property or parking areas caused by their vehicle or by operation of their vehicle. 

  • Any vehicle not in good repair and not registered with the Ontario Ministry of Transportation will be subject to ticketing and towing at the risk and expense of the vehicle owner. 

  • H. E. Reinert Holdings Corporation accepts no responsibility for any theft, loss, or damage to any vehicle, however caused.

Tenancy Termination

  • Tenants with a signed lease must provide 60 days’ written notice prior to the expiration of the agreement. For example: Your tenancy agreement ends on November 30th, so written notice must be received on or before October 1 by 4:00 pm.

  • Tenants on a month-to-month tenancy must give 60 days’ written notice of their intent to vacate. Notice must be received on or before the first day of a month. For example: You wish to terminate your tenancy on May 31st, so your notice must be received by April 1. 

  • The tenant is responsible for the removal of all personal property from the suite, balcony area, storage locker, bicycle room, and parking area if applicable.

  • H. E. Reinert Holdings Corporation accepts no responsibility for any personal property left in the premises by the tenant after termination of tenancy. 

  • Any personal property left in the apartment or any other area mentioned above after the termination date will be considered abandoned.

  • Any abandoned property will be removed and discarded by H. E. Reinert Holdings Corporation 

  • H. E. Reinert Holdings Corporation accepts no responsibility for any abandoned property.
